Panaji: State Government has notified fee structure for case-to-case basis zonal changes, wherein a major relief is granted to those wanting to convert their plot of upto 500 sq mtrs from orchard to settlement.
State Government had introduced amendment to the Town and Country Planning (TCP) Act by introducing section 16B in a bid to take up zonal changes on case to case basis.
TCP Minister Vijai Sardesai announced that the fee structure has been notified. “This will help government to generate revenue,” he said.
As per the notified rates, for the first 500 sq mtrs of plot, no conversion fees would be charged but one time processing fee of Rs 5000 will be mandatory.
For the plot admeasuring between 500-1000 sq mtrs Rs 50 per sq mtrs would be charged, while Rs 75 per sq mtrs would be charged as conversion fee for plot between 1000-2000 sq mtrs.
For 2000-5000 sq mtrs land conversion, the owner will have to shell out Rs 100 per sq mtrs as conversion charges, which will go to Rs 125 per sq mtrs for plots between 5000-10,000 sq mtrs. For 10,000-20,000 sq mtrs plot, fee would be Rs 150 per sq mtrs and for above 20,000 sq mtrs the charges would be 200 per sq mtrs.
“The conversion charges are at higher side if one wants to convert to industrial zone, while for institutional, the fees are much lower to that of settlement,” Sardesai said.
