Panaji: While modifying its policies for the projects like Film City, Farm Houses and Golf Courses, Goa Town and Country Planning Department on Monday made it mandatory for the projects to have certification from Indian Green Building Council (IGBC).
State Town and Country Planning Minister Vishwajit Rane talking to reporters after chairing the meeting of town planners said that the state government has also decided to modify the existing Farm House Policy, but with the rider that these projects will have to be certified by the IGBC.
The minister said that the Town and Country Planning Board which met on Monday decided to modify the Farm House Policy, which was introduced by his father, Pratapsingh Rane, during his tenure as the Chief Minister, years back.
He said that the plot of 4,000 square metres would be allowed to be sub divided to build the Farm Houses.
The minister said that the built up coverage area of the farm house which was five per cent is increased to fifteen percent. He said that the Farm House owners will have to get the certification from Indian Green Building Council.
“IGBC is already working with Confederation of Indian Industries and other organizations. These projects will also have to give presentation before the Board,” Rane added.
Furthermore, he said, the Farm Houses will have to utilize local material for the construction and encourage the native economy.
The Board meeting also finalized the modified norms for setting up of Golf Course in the coastal state. Rane said that the Golf Course should be certified as organic with no use of chemicals allowed and they should have their own source of water, which would be recycled by the project management.
Rane said that such projects will have thirty per cent Floor Space Index (FSI), if they fulfill the required criterias.
Talking about the Film Studio and Film City, Rane said that the former shall be below 25 acres while latter should be between 100 to 200 acres.
The Golf Courses have to be between 100 to 200 acres, he said adding that all these projects will have to get certification from the IGBC.
